5-Bed HMO Conversion & Full Structural Refurbishment

We are looking for an experienced main contractor to oversee and execute a full HMO conversion and structural [Content removed] property in March (PE15 9LR). The property is currently a 2-bedroom house that will be reconfigured into a fully compliant 5-bedroom, 2-bathroom HMO. This is a heavy refurbishment requiring a contractor experienced in structural masonry, damp proofing, and strict HMO compliance (fire safety and acoustics). The property is currently vacant. Scope of Works:1. Structural & External RepairsScaffolding: Erect full front and rear/side scaffolding.Chimney Demolition: Complete removal of leaking, redundant chimney stacks from the roofline down through the ground floor. Make good the roof, slate over, and install new timber joists in floor/ceiling voids. Lintel Replacement: Support first-floor masonry and replace rotting, bowing timber lintels above the front ground-floor windows with precast concrete lintels. Repair disrupted brickwork. Crack Stitching: Rake out and install stainless steel helical bars with resin into structural fractures tracking from the chimney down the side/rear elevations. Pressure grout and repoint. 2. Damp Proofing & InsulationChemical DPC: Hack off salt-contaminated ground floor plaster up to 1.2m. Inject low-pressure DPC cream and apply a waterproof multi-coat render.Thermal Upgrade: Line all uninsulated external solid brick walls with insulated plasterboard (PIR) to upgrade the EPC rating.3. Internal Reconfiguration & JoineryAcoustic Studwork: Erect acoustic timber stud partitions to form 5 bedrooms and 2 communal bathrooms. All walls must be packed with high-density acoustic rockwool.Fire Doors: Supply and hang 6x FD30S fire door assemblies (with hydraulic closers and intumescent smoke seals) for the bedrooms and kitchen. Standardise skirting and architraves.4. Plumbing & HeatingHeating: Retain the existing functional boiler. Extend copper pipework to the new room layouts and supply/fit 7x new steel panel radiators with TRVs. Bathrooms: Fit 2x communal shower rooms (thermostatic showers, WCs, vanity basins) finished entirely in low-maintenance 'Wetwall' panelling.5. Electrical & Fire SafetyFire System: Utilize the existing modern consumer unit to install a fully compliant commercial Grade A LD2 Panel Fire Alarm System (panel, heat/smoke heads, call points). Lighting: Install emergency escape route lighting and upgrade the house to 100% LED fixtures.6. Kitchen & FinishesKitchen Fit-Out: Supply and install a robust HMO-spec communal kitchen. Reconnect and deep-clean the existing gas range cooker. Plastering: Pull down the water-damaged ceiling in Bedroom 1 and re-board. Full back-to-brick multi-finish skim coat across the entire property.Flooring & Decor: Commercial-grade LVT to communal corridors, kitchen, and bathrooms. Heavy-duty contract carpet to stairs and bedrooms. Full durable trade emulsion decoration throughout.

Wall removals and finish

I am looking for a company to remove two walls between my kitchen and dining room and complete all associated work. This will include removing the walls, plastering and making good the affected areas, moving a radiator, and potentially carrying out some plumbing work. I am looking for someone who can take care of the whole job from start to finish and leave everything fully finished to a good standard. A structural engineer and architect have already approved the work, and I have all the relevant drawings and paperwork ready to go. The work will need to comply with Building Regulations and be approved by the local council, so the contractor will need to work alongside my architect and structural engineer throughout the project to ensure everything is completed correctly. I am ready to proceed and would ideally like to find a company that can start as soon as possible. I am looking for a contractor with a good track record, plenty of positive reviews, and experience with similar projects, as I want to make sure the work is completed properly and to a high standard. I want you to knock down the stud wall in the kitchen to make it more open. I also want you to knock down the storage space and rebuild it. I need you to replaster my kitchen window and some walls needs plastering when the stud wall is removed. I want you to rebuild the storage room with the door opening on the front. I want 3 radiators replaced with new radiators. 1 in the kitchen and 2 upstairs.
