1 storey Skandi holiday home
Looking to knock down an existing out building and replace with a single story 1 bed holiday home. We are in the final stages of negotiating the purchase of a house in Kingston and, if successful, plan to carry out some immediate modernisation work to turn it into the family home we are looking for.
At this stage, we would really value some expert input on whether our ideas are feasible, any issues or alternatives we should consider, and a broad indication of likely costs. If we go ahead with the purchase, we would be looking to appoint professionals to help us develop and deliver the plans.
**1. Downstairs remodelling**
We would like to reconfigure the ground floor by removing the existing middle lounge.
Our idea is to move the current utility/boot room further back so that it sits alongside the staircase. The new utility would be similar in size and function to the existing one and would also include a WC.
The remaining space would then become a much larger kitchen, dining and family area overlooking the garden. The kitchen would begin behind the relocated utility room and open into a lounge/dining space by the rear doors.
From looking at the current layout, we believe this would involve opening up or removing the structural wall between the existing lounge and kitchen.
**2. Loft extension and refurbishment**
We would also like to explore enlarging the existing loft conversion by making better use of the available space at the rear of the property.
There appears to be potential to build over an adjoining roof area and possibly extend the existing dormer shown in the photographs. Our aim would be to create a larger master bedroom suite and refurbish or reconfigure the existing bathroom.
We would be very grateful for any initial professional views on the feasibility of these ideas, the likely approvals and structural work involved, and an indicative cost range.

Small front way brick extension
We are looking for a architect to draw plans and submit to East riding council planning dept for approval. We would like a small front way extension to be an ensuite to our main bedroom. The property is a bungalow and the external dimensions will be 2.3mtr x 2.3mtr approx, with an apex tiled roof.
