We had a hip to gable loft conversion. We couldn't have picked a more uncertain time with scaffolding going up on the day of lockdown. We didn't need to worry. His guys were thoughtfull and always respected social distancing around us and our children. His team always turned up when he said they would, and completed the build on time. Very happy with the build quality. As with all builds like these there were a couple of niggles, but he got them sorted ASAP and with no quibbles. Work was also completed to the agreed budget and in line with the quote. I used Paul Jungklaus @ JJJ Brickwork to carry out a First Floor House Extension and Garage Conversion. The works were quite complicated and included strengthening existing foundations and installation of new steelwork before works could begin. Paul would update me daily on progress. Engaged this company to build single storey extension + internal refurb. 6/7 week completion quoted, didn’t start build until week 6 due to problems that builder didn’t know how to resolve (some still not resolved). Now in week 12, job still nowhere near finished. Out of potential 58 working days since start men on site for 21. Payment plan agreed at start, Started asking for more money (off plan) so paid because he pulled his men off site until we agreed to pay (even though work not completed in that phase). Asked for more money again this week because of cash flow problems (this phase nowhere near complete) so we refused. Took his men off site again. Turned up on doorstep today, handed us some paperwork and told us he was pulling out of the job. Another builder has looked at work done and has said the build is unsafe, RSJ’s not fixed in place and liable to tilt with the weight of the roof. Besides this we have been left in an appalling situation with the only water supply through washing machine pipes, no electrics to back of house and about 2.5 tons of rubbish on front lawn. This man has lied to us throughout and has sent an email packed with further lies to justify his actions. Half of contract price already paid, nowhere near half work done. We were having this work done in order that our 95 year old mother could come and spend whatever time she has left with us, this builder new this - absolutely no conscience. LS Construction completed a big double storey extension project on my house. This required restructuring of the whole of the ground floor which consisted of a modern day open plan kitchen/living/dining area and conversion of the garage into a W/C, utility and kids play room. Work on the second storey consisted of 2 additional bedrooms (including 1 en-suite) and a master bathroom. The project took the best part of 6-7months. Lakh and his team did an excellent job start to finish. He ensured I was kept updated of progress throughout as I wasn’t always able to be on site due to work commitments. He consulted me where he thought necessary and despite some setbacks due to the weather conditions, he completed my project in a timely manner. Lakh and his team are very reliable and trustworthy. Also he was flexible and receptive to any changes I wanted to make on-site. Post- project he is still in touch and happy to come round to fix any minor teething issues (which are expected) as and when required. Excellent team overall. Dan and his team were professional, hard working and performed very well taking into account high expectations. They were able to advice and Dan also liaised well with building control, surveyors, architect, structural engineer despite the difficulties with the third parties (architect and engineer offsite) and unexpected complexity of the built. Every hurdle was dealt adequately with honest advice/ suggestions provided. We planned a simple kitchen extension but we ended remodelling and renovating the whole ground floor with major works and over-the-top structural scheme with high-spec fittings. A few things did need chasing but that is always the case. Dan and his team were easy to contact, approachable and very friendly. I had many concerns through the build and some changes in the renovations but these were dealt within reason and adequately. Team’s honest suggestions were provided and taken into consideration e.g. part of wet UFH system/porcelain tiles with joisted floor, ended up installing my preference instead of Dan’s suggestion and my choice system performed slightly below expectations (verdict is still out whether Dan’s suggestion was better off in the aftermath). Of the three people we had come round to view the job, we found Paul was the most thorough in weighing up how he would approach the job, as well as identifying potential problems and offering solutions. We are delighted with how our kitchen extension and downstairs toilet have turned out. Friends and family can't believe the difference they have made to our home. Paul and John worked hard to get the initial foundations in place before the shell was built, then they got to work on plastering. A friend in the plastering business popped round to see how the work was coming along. He couldn't fault the quality which was reassuring and speaks volumes for the standard of the work. Along the way there were a few alterations that we decided to make to the initial plans, which Paul was more than happy to accommodate. We decided to have a natural stone floor laid. As Paul hadn't worked with natural stone before, he didn't want to compromise the rest of the quality work that had gone on, so liaised expertly with the tradesman we employed to fit it for us. With the alterations, Paul still managed to meet our initial quote, which is highly commendable and has helped us out hugely in the long term. After every day that work had taken place, Paul and John cleaned the area to make it as presentable as possible. We wouldn't hesitate to give Paul a ring if we needed more work done.
