It took long 13 weeks for the council to approve meanwhile Rustem was very helpful to chase it. He is also very accommodating for any changes. Throughout this process, Rustem was great, talked us through different plans and was always on hand to answer any questions we had – he was great on helping us to obtain the planning permissions. Review left on 30 Jun 2022Rating: 5 out of 5- Extension: Full regulation plans (for builders & building regs) **Customer description** Hi, I live in an end terrace property in the WD19 area. I have approx 2.1metres of space to the side of the house, at which point there is a fence. Other side of the fence is a small service road to the church. Last year I added a loft conversion to the property with a full dormer to the rear. I have 2 ideas in mind for extending my property, but in order to make a decision, I need someone with extensive knowledge of Three Rivers district council planning rules and regulations. (Not Watford council). Option 1 is a single storey wrap around, 3metres out the back, 2metres down the side, 1.5metres to the front. Option 2. (Preferred). Single storey extension to front and rear. Double storey side extension, with roof converted to make a two bedroom annexe/separate dwelling. (It has been done on another property close to where I live). The extension/s will require Thames valley water build over agreements and drainage to be re-routed. As mentioned earlier, it is important to me that you have extensive knowledge of the Three rivers district council. I would also like you to deal with the Thames water process, full council application process and all the structural calculations required for the build. The actual build will be carried out by a family friend. I look forward to hearing from you, and will be more than happy to answer any further questions you may have. Review left on 1 Nov 2021Rating: 1 out of 5Planning for extension to mid-terraced propertyFirst off I want to start by saying that personally we liked Rustem, he was always reachable and happy to help. That said I think it’s important to be factual and highlight areas for improvement. Fundamentally we found his attention to detail lacking – this is likely due to him being very busy but it did cause issues for us 1. It took five planning applications (instead of the proposed three) to get all aspects approved. We had one refusal due to the incorrect roof structure submitted in one application – this was not the roof design we had agreed, and one application was required to be withdrawn due to his misunderstanding of what qualified as existing. 2. He incorrectly measured the property which meant the approved first floor extension was 0.8m shorter than it should have been. As it was only identified during construction we had to live with it 3. Version control on the drawings was poor, things kept reverting back to prior iterations which was frustrating and caused confusion. The initial set of drawing we were sent were nothing like discussed when we walked the property with him 4. He kept advising us that the council had no right of access to come and inspect so really we could make changes without approval, this made us feel uncomfortable As much as we liked Rustem personally, professionally we wouldn’t recommend or use his services again. At A1 Planning Portal, we always delivery 100% since 2017. Firstly I would like to thank you for your feedback. However, it is also important to outline the truth behind every feedback. I would like to outline your project and explain what has been achieved. For this project in particular, we have achieved 5 APPROVALS in one year time. After a pre planning meeting, Greenwich Council Planning Department did not accept this project as one whole application which I have advised and recommended to proceed in stages. This initially caused yourself frustration however as this was the councils requirement we had no choice but to proceed in stages. The project did not only include a ground floor extension. It included a first floor extension and a loft conversion. As a end result ALL got APPROVED in stages. Ground Floor 6m rear Reference 20/0906/PN1 First floor rear extension above existing outrigger Reference 20/2121/HD Lawful Development Certificate for the construction of a rear dormer Reference 21/0256/CP Thames water build over agreement, Party wall agreement. As there were lots of amendments and changes, we had to revise the drawings which did show errors but was all corrected before construction. As mentioned above construction can be a very frustrated process which sometimes can take months to complete or a whole year. This project had to be done in stages, which the client did not like at all and eventually took a whole year. A1 Planning Portal
