Existing defects not identified or visible during inspection. •Structural movement, settlement, subsidence or building defects. •Damp, condensation, leaks or water ingress originating outside the scope of the contracted works. •Extreme weather events, flooding, frost, storms, fire or other events beyond reasonable control. •Manufacturer defects or material failures. •Customer-supplied materials or fixtures. •Natural movement, shrinkage, expansion, cracking or warping of timber and other building materials. Failure of existing systems, fixtures or hidden components not directly worked upon. •Fair wear associated with everyday use.
