Thatched Roof Installer Prices
Experienced labour not only contributes to the authenticity of the roofing but also ensures that it is done properly, and lasts a long time.
When considering labour costs, several factors come into play, such as the complexity of the roof design and the location of your property.
Typically, the daily rates for thatchers range from £200 to £350. Labour costs often account for 50% to 60% of the total installation price, because of the intensive nature of the work and the knowledge required. If you think you need your roof inspected first, you can take a look at this roof inspection cost guide for more information.
Thatched Roof Techniques
When hiring a professional, knowing the different thatching techniques to choose from is important, as this will affect the final thatched roof installation cost.
Here is a quick summary of the different roof thatching techniques:
Long Straw Technique: Bundles of straw are layered for a soft appearance. Labour is intensive, impacting costs. Average installation: £15,000 - £25,000 for a typical roof.
Water Reed Technique: Highly durable and fire-resistant, water reed commands a premium. Average price: £20,000 - £30,000, reflecting its long lifespan and resilience.
Combed Wheat Reed Technique: This mixes straw/reed features for a neat, traditional look with balanced cost and lifespan. Expect £18,000 - £28,000 on average.

Different Thatched Roof Materials & Costs
The type of material used in thatching greatly affects both your initial cost and long-term maintenance of your thatched roof.
The main materials used in the UK are water reed, wheat straw (including combed wheat), and heather:
Water Reed: The most expensive option but also the most durable, typically lasting 50+ years.
Wheat Straw (Combed Wheat): A mid-range option in terms of price and lifespan, lasting around 25-35 years.
Long Straw: Usually the most economical material with the shortest lifespan of approximately 15-25 years.
Here is a quick summary of the costs of different thatched roof materials:
| Material | Cost |
|---|---|
| Water Reed | £40-£60 per m² |
| Wheat Straw | £25-£40 per m² |
| Heather | £30-£45 per m² |
MyBuilder Tip: Opting for water reed may initially be more costly, but its longevity can result in cost savings in the long term compared to more frequent replacement.

FAQ: Common Questions Readers Ask About Thatched Roof Pricing
What are the main factors that influence thatched roof pricing?
The cost of a thatched roof is influenced by several factors, including the type of materials used (such as water reed or wheat straw), the size and complexity of the roof design, regional labour costs, and the availability of thatchers with suitable experience. Seasonal demand and accessibility of the site can also play significant roles in determining the price.
How does the average price of a thatched roof compare to other roofing materials?
Thatched roofs are generally more costly compared to other common roofing materials like tiles or metal. While tile roofs average about £80 to £100 per square metre, a thatched roof can range from £100 to £140 per square metre or more, making it a premium option for its aesthetic appeal and insulation properties.
How long does a thatched roof last?
A well-maintained thatched roof can last 20 to 40 years on average, with some components like the ridge needing replacement sooner.
What are the potential benefits of investing in a thatched roof despite the pricing?
Thatched roofs naturally keep homes warm in winter and cool in summer, helping to reduce energy bills. They also add a unique and charming look to a property and can boost its value. Made from renewable materials, thatch is an environmentally friendly roofing choice that aligns well with sustainable living.
Can regional differences impact the price of thatched roofs?
Yes, regional differences can significantly impact pricing, with costs typically higher in areas where thatching is less common due to supply and demand factors.
Are there any financial aids or grants available to help cover the costs of a thatched roof?
In the UK, some conservation grants or funds are available for thatched properties, especially if they are listed or in conservation areas. It is advisable to contact your local council or heritage organisation for specific offers and advice.

Crinkles on fibreglass roof
Anonymous user 05/10/2026 - 2.27 PM
Hi, we have a fibreglass flat roof that is only 5 years old. We've had no leaks at all. However some slightly small raised crinkles in a few places are evident but when we press them they are solid, ie not a bubble. There are no cracks or crevices in which water can enter. Is this anything to worry about or is this purely cosmetic?

Incorrect Tiles Fitted
Anonymous user 29/09/2026 - 8.04 AM
I had a single story extension built in 2021 and have experienced occasional leaks. We have had the tiler back on advice basis, who has apparently found the odd cracked tile. We are still getting leaks, mainly in line with the velux windows. I have just had an independent builder out to look at it and they have tile me that the tiles that have been fitted are the wrong type, for the pitch of the roof. The tiles are condrun flat tiles (min pitch of 22.5 degrees). Pitch of roof 16.4 degrees. The extension footprint is 8.5 x 3.7 m Do I have any grounds to go back to the builder, given that it was built 5 years ago? Thanks

Roofline painting
Th r se Collie 29/09/2026 - 8.03 AM
Today I called a local roofing company to get a quote for painting my roofline. The small local company owner came and gave me an estimate for the painting £850 and suggested sealing the pointing and totalled the job at £1000. He said he could do the job the next day. He said he would take a £450 deposit for materials. He wanted cash as he was not including VAT and that did not sit well with me. He then said if I preferred to transfer he would give his wife’s account which I said I wouldn’t like that. I felt under pressure having the job done so quickly as I wanted to check things out first. However I signed a contract which did say I was entitled to 14 day cooling period. After he left feeling like I needed time to think through things I called him and said I did not want to go ahead. He was unhappy and said he’d already bought materials but it had only been 20 minutes since he left my place and it would take at least half an hour to have reached town and shops let alone already bought stuff. He then said that I have the right to cancel but subject to a cancellation fee which was not written down in the contract. Please advise if I am within my rights to cancel without incurring a cancellation fee.
