Do My Roof Tiles Need Replacing?
If you're wondering “Do my roof tiles need replacing?”, there are a few key signs to look out for. Cracked, broken, or missing tiles are the most obvious indicators that your roof may need attention.
Other signs include damp patches in the loft, slipped tiles after a storm, or visible sagging in parts of the roof.
Over time, even well-installed tiles can become weathered or brittle, particularly in older properties, so it is important to check on them regularly.
Damaged or worn tiles like these can lead to leaks and damage, so you should replace them as soon as possible if you notice any problems.
Instead of damages, choose to invest in roof tile repair early and you can avoid bigger costs down the line.

Cost Overview: Broken Roof Tiles Repair and Replacement
Knowing the average cost range of replacing your roof tiles is important in finding the right price near you.
The cost to replace roof tiles generally falls between £150 and £500 per square metre, depending on different factors, like material and design choice.
The below factors sum up how different factors can affect the cost per metre squared:
| Tile Type | Cost per m² |

Cost of Roof Tile Replacement Labour: Hiring Professionals
Hiring a roofer will make sure your roof tile replacement is completed safely, efficiently, and to a good standard. It is important to understand how labour costs are calculated, so you can budget more accurately and avoid surprises.
Several key factors affect the labour costs of roof tile replacement:
Experience and qualifications: Roofers with more experience or certifications may charge more, but their knowledge often leads to better workmanship and fewer issues later.
Job complexity: Roofs with intricate designs, steep pitches, or limited access can require more time and effort, increasing labour costs.
Location: Rates vary depending on local cost of living and demand; labour tends to be more expensive in busier city areas, for example.
Urgency of the project: Emergency repairs or fast-tracked jobs may come with a premium for priority scheduling.
Tip: Always get a quote for labour charges and any potential extras with your roofer before the work begins. A detailed quote upfront will help you avoid unexpected costs later on.
Cost of Different Tile Materials and Designs: The Right Choice
Different materials can significantly impact the final cost of roof tiles. Each material comes with its unique price point, which depends highly on your needs and your budget.
Here is a breakdown of the cost of different materials per square metre:
| Material | Cost per m² |
|---|---|
| Concrete tiles | £20 – £35 |
| Clay tiles | £40 – £65 |
| Natural slate | £65 – £100 |
| Synthetic slate | £40 – £60 |
| Pantiles/Interlocking | £60 – £120 |
The more complex a roof design, the more complex the cost of materials and labour.
Note: Always consider how a more intricate design might require a specialist, potentially raising costs. For more information on different types of roof, take a look at our flat roof vs pitched roof cost.

FAQ: Common Questions Readers Ask About Roof Tile Replacement
How can I estimate the cost of my broken roof tile repair?
To estimate the cost of repairing broken roof tiles, consider the number of tiles that need replacement, their material type, and the average cost of labour in your area. Typically, roofing contractors charge based on the extent of the work, which might include removing damaged tiles and replacing or resecuring tiles. Make sure you get multiple quotes from local professionals to better understand what the costs will be.
What are the signs that I need to replace my roof tiles instead of repairing them?
Signs that you may need to replace roof tiles rather than repair them include extensive damage to multiple tiles, significant water leaks, widespread cracking or mould growth, and tiles that are approaching the end of their expected lifespan. If repairs are frequent, this might indicate that a full roof replacement would be more cost-effective in the long run.
How often should I inspect my roof for potential tile repairs or replacements?
It is advisable to inspect your roof at least twice a year, ideally in the spring and autumn. Additionally, after severe weather events such as storms or heavy snowfall, you should definitely check for any damage that might have occurred. Two inspections a year can help identify potential issues before they necessitate extensive repairs or replacements.
What are the common challenges associated with roof tile replacement?
The common challenges in roof tile replacement include weather conditions, which can delay work, accessibility issues for more complex roof designs, and potential underlying structural damage that is discovered once tiles are removed. Additionally, sourcing matching replacement tiles can be difficult if the original tiles are no longer in production.

Crinkles on fibreglass roof
Anonymous user 05/10/2026 - 2.27 PM
Hi, we have a fibreglass flat roof that is only 5 years old. We've had no leaks at all. However some slightly small raised crinkles in a few places are evident but when we press them they are solid, ie not a bubble. There are no cracks or crevices in which water can enter. Is this anything to worry about or is this purely cosmetic?

Incorrect Tiles Fitted
Anonymous user 29/09/2026 - 8.04 AM
I had a single story extension built in 2021 and have experienced occasional leaks. We have had the tiler back on advice basis, who has apparently found the odd cracked tile. We are still getting leaks, mainly in line with the velux windows. I have just had an independent builder out to look at it and they have tile me that the tiles that have been fitted are the wrong type, for the pitch of the roof. The tiles are condrun flat tiles (min pitch of 22.5 degrees). Pitch of roof 16.4 degrees. The extension footprint is 8.5 x 3.7 m Do I have any grounds to go back to the builder, given that it was built 5 years ago? Thanks

Roofline painting
Th r se Collie 29/09/2026 - 8.03 AM
Today I called a local roofing company to get a quote for painting my roofline. The small local company owner came and gave me an estimate for the painting £850 and suggested sealing the pointing and totalled the job at £1000. He said he could do the job the next day. He said he would take a £450 deposit for materials. He wanted cash as he was not including VAT and that did not sit well with me. He then said if I preferred to transfer he would give his wife’s account which I said I wouldn’t like that. I felt under pressure having the job done so quickly as I wanted to check things out first. However I signed a contract which did say I was entitled to 14 day cooling period. After he left feeling like I needed time to think through things I called him and said I did not want to go ahead. He was unhappy and said he’d already bought materials but it had only been 20 minutes since he left my place and it would take at least half an hour to have reached town and shops let alone already bought stuff. He then said that I have the right to cancel but subject to a cancellation fee which was not written down in the contract. Please advise if I am within my rights to cancel without incurring a cancellation fee.
