Hourly rates for roofers
The average cost of a roofer per hour typically ranges from £20 to £45, however in high demand areas these rates might rise to between £40 and £60 per hour, due to higher living and operating costs.
Take a quick look at the average costs of a roofer depending on where you live:
| Region | Typical Hourly Rate |
|---|---|
| London | £40 - £60 |
| South East | £30 - £50 |
| Midlands | £25 - £40 |

Different new roof types and prices
Roof types vary in cost, durability, and suitability for UK homes. Here's a breakdown of common options with average prices for a standard semi-detached house roof.
Different roof types and costs:
-
Slate roof cost £8,000–£13,000: Premium natural or synthetic slate tiles offer exceptional longevity (50+ years) and a traditional aesthetic, perfect for steep pitched roofs in rainy regions like the North West.
-
Clay/Concrete tile roof cost £4,000 - £8,000: Interlocking clay or concrete tiles provide good weather resistance and a classic look, widely used on pitched roofs for their balance of affordability and upkeep.
-
Metal roof cost £6,000 - £10,000: Standing seam steel or aluminium sheets deliver modern style, low maintenance, and fire resistance, suiting both pitched and flat roofs in urban settings.
-
Flat roof (GRP/Flat Membrane) £3,000 - £6,000.: Fibreglass-reinforced plastic (GRP) or EPDM rubber membranes ensure waterproofing for low-pitch or contemporary extensions, with easy repairs.
-
Asphalt shingle roof £4,500 - £7,000: Flexible, lightweight shingles mimic tiles at a lower price, ideal for budget renovations on varied pitches despite shorter 20 - 30 year lifespan.

FAQs: Common Questions about new roof costs
What are the typical services included in a roofer's cost?
A roofer's cost typically includes services such as initial consultation and inspection, removal of old roofing materials, installation of new roofing materials, and cleanup after the job is completed. Some roofers may also offer additional services like drainage improvements or attic insulation at an extra cost.
Does new roof installation include gutters?
No, standard roof replacements focus on the roof covering itself - gutters are typically excluded unless specified. Expect to pay £400 - £700 extra for new or repaired gutters, but bundling them can save on labour.
Does every roofer follow UK building regulations?
Yes, reputable roofers ensure compliance with UK Building Regulations (e.g., fire safety, insulation standards) as part of the job. This is included in the price, avoiding future fines, though conservation area permissions might add £100 - £300 in fees.
Will my new roof come with a warranty?
Most new roofs come with a 10 - 20 year materials warranty plus 5 - 10 years on labour from certified installers. Always confirm NHBC or equivalent guarantees in writing to protect against leaks or failures.

Incorrect Tiles Fitted
Anonymous user 29/09/2026 - 8.04 AM
I had a single story extension built in 2021 and have experienced occasional leaks. We have had the tiler back on advice basis, who has apparently found the odd cracked tile. We are still getting leaks, mainly in line with the velux windows. I have just had an independent builder out to look at it and they have tile me that the tiles that have been fitted are the wrong type, for the pitch of the roof. The tiles are condrun flat tiles (min pitch of 22.5 degrees). Pitch of roof 16.4 degrees. The extension footprint is 8.5 x 3.7 m Do I have any grounds to go back to the builder, given that it was built 5 years ago? Thanks

Roofline painting
Th r se Collie 29/09/2026 - 8.03 AM
Today I called a local roofing company to get a quote for painting my roofline. The small local company owner came and gave me an estimate for the painting £850 and suggested sealing the pointing and totalled the job at £1000. He said he could do the job the next day. He said he would take a £450 deposit for materials. He wanted cash as he was not including VAT and that did not sit well with me. He then said if I preferred to transfer he would give his wife’s account which I said I wouldn’t like that. I felt under pressure having the job done so quickly as I wanted to check things out first. However I signed a contract which did say I was entitled to 14 day cooling period. After he left feeling like I needed time to think through things I called him and said I did not want to go ahead. He was unhappy and said he’d already bought materials but it had only been 20 minutes since he left my place and it would take at least half an hour to have reached town and shops let alone already bought stuff. He then said that I have the right to cancel but subject to a cancellation fee which was not written down in the contract. Please advise if I am within my rights to cancel without incurring a cancellation fee.
