    Bathroom Inner Wall Removal & Door Fitting

    -Polite, skilled, professional and trustworthy. We asked Adam to internally restructure our bathroom as well as fitting it. This included wall removal, window removal, new door frame, window insert and a custom fitted cabinet that he built. He also leveled the floor, tiled and fitted the suite. Adam has a fantastic work ethic, cares about his customers and takes pride in doing a job to a high standard and this really shows, we are so happy with our showroom worthy bathroom! We also asked Adam to removed 2 chimney breasts which he did efficiently while giving us all the different options of structural support. We have been really impressed with his building knowledge and skills and would definitely recommend him. Thank you Adam and Seb. Until next time, best wishes

    Block doorway, remove structural wall, open doorway

    Adam and team were an excellent hire. Saying I'd happily go out for a beer with all of them says a lot. Polite, cheerful and very easy to deal with. And there to knowledgeably answer questions whenever needed - they definitely know what they are doing. Before and throughout the works, Adam was fast to answer all my far-too-many questions, which is a definite confidence builder and certainly not a trade norm. When our door/window order was delayed by 8 weeks, due to Covid backlog, Adam was very helpful finding other, trusted suppliers we could get these in time from, before the due date for our first baby. Internally, we had a wall removed. And various structural supports added, external door blocked up, and a new, studwork false ceiling. All structual calcs/building regs followed correctly and knowledgeably throughout. And extra jobs done without question, to get what we needed done, such as move some copper pipework so a new part-suspended ceiling could be as high up as possible. On our external kitchen walls, we had a window opening enlarged, brickwork removed below a window/the width of the opening reduced for our new doorway, brickwork completed for the blocked up side door, an old, defunct window bricked up and a porch removed. The new brickwork matches extremely well, perfectly keyed and pointed. Very skilled bricklaying. New window and door fitted perfectly. All works neat and tidy, completed to a very high standard.     Internal wall removal

    Adam and his team were honest and professional from start to finish. He contacted me and after taking the relevant information from me was able to give me a ball-park figure so I could decide if I wanted to continue. He then arranged a time to come and view the site, and from there was able to give an accurate quote but also took into account any potential problems and was able to tell me what might need to be done and how much that would cost. They were able to book us in very quickly (within 2 weeks) compared with every other builder I contacted. On the first day he checked that the plans were correct from the structural engineer and discovered that the engineer had over estimated the wall thickness and therefore the weight of the wall. He contacted the engineer and was able to get them to correct their plan accordingly within the day: this new plan meant a substantial saving for us. Adam could have arranged for plans to have been drawn had there been an issue with our engineer. On the job, Adam and his team worked hard to get the job completed in the time they estimated and in fact finished a day early. Throughout the job, Adam was honest and kept the place as clean as is possible. Overall an exceptional team who made what seemed like a slightly daunting prospect a simple, clear and well constructed job.

    Kitchen knocking through, windows supplied and fitted.

    We have recently hired Adam of Guardian Developments.The Job was to knock through from our lounge dining room to the small gallee kitchen, to brick up existing back door, install a window and create a new doorway with french windows onto the patio, After receiving 5 quotes, 3 of which were from My Builder. we decided to go with Guardian Developments. Adam was decent genuine person, he gave us a good idea from the beginning of what was possible, with a lot of flexibility with regards to the job, and with accurate pricing. The job itself was quite complicated as it involved replacing and adding additional steel work. The job required opening out our existing double room, knocked through into the Kitchen. Adam was very easy to work with, he priced up different aspects of the job, which gave us confidence in his ability to deliver on our budget. He was always quick to come back to us with any questions or alterations to plans we discussed. The structural work and installation of Double glazed french windows and additional window was completed prior to lockdown. It has been a really difficult time for most of us. Adam was in constant communication with regards to finishing the job, and even offered to do extras to help get the job completed. In such a trying time Adam has shown his true colours, going out of his way to ensure we were happy. I can thoroughly recommend Guardian Developments, and would not hesitate in hiring them again.

    Demolish a wall and fit a patio door

    The moment I spoke to Adam on the phone to discuss my project I knew from my gut feel that I found someone who I could trust. He was polite, well spoken, knowledgable with tons of experience & was someone who I thought I will get on with which was important to me. Originally, the project involved knocking down an external wall to fit a patio door. Due to the lockdown, it gave me the perfect opportunity to renovate the whole ground floor of my house. I had this idea since I moved in to my house 15 yrs ago to have an open plan living room & kitchen. To do this, I had to change the plan by repositioning the patio door to the other side of the room, moving the kitchen area, block up the back door & knock down the internal load bearing brick wall between kitchen & living room by approx. 4m. Adam was very accommodating of this change of plan & completely put my mind at ease by reassuring me with his knowledge & experience in structural modifications & wall removal. He also planned the project from start to finish. What I was most impressed about is that Adam & his team were more than capable to remove the walls and install the RSJ beams to support the upper floor of the house, the team under his employ covered all the trades/skills needed to put the house back together - bricklaying, plumbing and electric work to name a few. The project was completed on time and in budget. I would highly recommend Guardian Developments specially to anyone who needs structural work & wall removal.

    Knock out kitchen wall, fit 2 x UB

    We were delighted with the quality of the work from Guardian. Adam recommended we make small changes to our initial plans which enabled the job to be completed to the same end result but much cheaper. The work was delivered on time and to the budget agreed. Without this knowledge I am sure the job would have taken longer and been more expensive. Adam and his team really grafted on what was a difficult job. As well as being hard workers, they are easy to get on with which is important when they're spending so much time in your house! Any extras not in the initial spec were clearly communicated in a transparent way, and it never felt like they were trying to upsell additional work; rather it was a collaborative effort to find the most cost effective way to get the job done. They left the house clean and tidy at the end of each working day. Overall, I have found it difficult to find quality, reliable tradespeople but Guardian were excellent. I would highly recommend them for any structural work you may be undertaking.

    Knock through a dinning room and kitchen wall

    Adam was a delight to work with in the planning stage and finally the actual works. He turned up on time and completed within the agreed time frame. All at a fixed price. The works to remove a load baring wall was done safely and professionally. Thank you Adam

    Outhouse repair works. Brickwork and new concrete floor

    All completed as per the brief and to a high standard. Great communication throughout and they left the yard clean and tidy at the end of every day. Thanks guys!
