    Leaking kitchen sink from pipe underneath
    Quick and efficient change of waste drain for kitchen sink cleaned up after himself. Reasonably priced. Friendly, he explains what he was doing and why as he did the job. Will use again if needed and recommend.

    Leaking bathtub drainage
    Absolutely brilliant! Sorted out or leaking issue swiftly. Very knowledgeable and professional and we would definitely hire Conclusive Property Services for other jobs in the future!

    Radiators not getting warm, combi gas boiler
    Engineer came but couldn't figure out how to wire my zoning valves and my boiler. Opened the on manual setting and still charged me. He also didn't notice 2 serious faults that wouldnt pass safety inspection. Then I was chasing them for two weeks to simply return my deposit that they've claimed would be subtracted from the final amount...

    Repair the leak if possible. This is in the kitchen of church.
    It was not quite as expected as the previously diagnosed gas leak was not found. However, the supposed problem, the gas hob, was isolated to allow any other leak to be detected.

    Boiler repair
    We got conclusive property services round to give a diagnostic of the issue. Without any proof, they told us that it was the diverter valve was the issue and quoted us a whopping £280+VAT charge on top of the most expensive call out of £120. With the charge being extremely high, we got a second opinion who reiterated to us it was not the diverter valve and that it was a flow sensor which costs £35. Luckily, we did not pay the £280 + vat for a new diverter valve as this was the wrong diagnosis. Conclusive property services refuse to give me the diagnosis charge refund even after wrong doing. Would avoid at all costs, no office or anything to discuss with them in person, just someone over the phone who you can tell isn't fair or deal in a gentlemen way, just simply money hungry.

Our call-out fee (including VAT) covers up to one hour for diagnosis and possible repair, with all additional costs explained beforehand. The engineer provided a quote, and the choice to proceed was yours. As shown in your photo, you chose another engineer to replace the diverter valve—confirming our diagnosis. If it were incorrect, the part wouldn't have been changed.

    Installation gas connection
    Owner mentioned he will send two people but only one person arrived bit late but did very good job. 2nd person came in the evening to check gas leak and gave certificate.
