What Is Dry Rot?

Dry rot (Serpula lacrymans) is a wood-destroying fungus - the most serious form of fungal decay affecting buildings in the UK.

The name is misleading, because dry rot requires moisture to establish: timber needs to have a moisture content of around 20% or above before the spores can germinate. What makes it different from other forms of wood decay is what happens once it's established.

Dry rot can digest the structural components of wood, the cellulose and hemicellulose that give it strength, while simultaneously generating its own moisture, allowing it to continue spreading through building materials that would otherwise be too dry to support fungal growth.

This is the property that makes dry rot genuinely dangerous in a way that wet rot is not. It can travel through masonry, plaster, and other building materials to reach new timber, spreading well beyond the original point of moisture ingress. Recorded growth rates of over four metres in twelve months have been documented in ideal conditions. In practice, this means that what looks like a localised problem in one room can turn out to have spread significantly further.

The spores of Serpula lacrymans are present in the air virtually everywhere, the fungus doesn't need to be introduced to a property. It simply needs the right conditions: damp, poorly ventilated timber with enough moisture to allow germination. Fixing the moisture source is therefore the single most important part of treatment.

What Does Dry Rot Look Like?

Because dry rot changes appearance significantly as it develops, identification at different stages looks quite different. Early-stage dry rot is often misidentified as wet rot, minor discolouration, or simply old wood, which is one of the reasons it tends to be more advanced than first appearances suggest by the time it's noticed.

Early stage: The first signs are often a mushroom-like smell, distinctive and musty, detectable before any visible changes to the wood. The wood surface may show hairline splitting along and across the grain, and a knife blade pressed into the surface will penetrate more easily than it should. The wood may feel spongy or dry and light relative to what you'd expect.

Active growth: As the fungus develops, white or grey mycelial strands (hyphae) appear on the surface, initially resembling fine cobwebs or cotton wool. These strands are the spreading mechanism, and they can travel across and through masonry and plaster, not just through wood. Coloured patches (typically orange, lilac, or rust-coloured) may appear within the white mass.

Established infestation: A fruiting body (sporophore) may form - a fleshy, pancake-like growth with a rust-orange or red-brown surface, resembling a shelf mushroom. The edges are typically white or cream-coloured. The fruiting body produces millions of rust-coloured spores that coat surrounding surfaces in a fine powder. At this stage the visible damage is already significant.

The affected timber: Wood attacked by dry rot becomes dry, lighter than normal, and develops cuboidal cracking, a distinctive pattern of rectangular cracks running both along and across the grain that gives the wood a crumbling, blocky appearance. This cuboidal cracking is one of the clearest visual distinctions from wet rot.

Worth noting: Dry rot is not always visible. It frequently develops in enclosed spaces, beneath floors, within wall cavities, inside roof structures, where it can become extensive before any sign appears at the surface. If you can smell the characteristic mushroom smell in a room with no visible source, it's worth investigating behind skirtings, beneath floor coverings, and inside any enclosed voids.

Dry rot and wet rot are both fungal decay, but they behave differently, require different treatments, and carry very different implications. Confusing them, which is common, can lead to treatment that addresses the symptoms without dealing with the actual problem.

Wet Rot

This is the more common and less severe of the two. It requires a continuous, ongoing moisture source to sustain itself and typically stays localised to the area of dampness rather than spreading through building materials. When the moisture source is removed, wet rot stops. The affected wood feels wet or soft, and darkens in colour. It typically cracks along the grain rather than in the cuboidal pattern characteristic of dry rot.

Dry Rot

This is more serious. The key practical distinctions are:

  • Dry rot can spread beyond its moisture source; wet rot cannot
  • Dry rot develops distinctive mycelial strands that can travel through masonry; wet rot does not produce these strands
  • Dry rot wood develops cuboidal cracking in both directions; wet rot typically cracks along the grain only
  • Dry rot produces a fruiting body; wet rot generally does not
  • Dry rot has a distinctive mushroom smell; wet rot smells more like damp timber

Because treatment approaches differ, and because misidentifying dry rot as wet rot means addressing only the immediate visible decay rather than the potential spread, getting an accurate diagnosis before starting any treatment is important.

Dealing with Dry Rot: The Treatment Process

Effective dry rot treatment isn't just about removing the affected timber and applying a fungicide. A treatment that addresses only the visible decay without resolving the moisture source will fail - the fungus will return, often more aggressively. The correct process follows a specific sequence.

Step 1: Identify and eliminate the moisture source.

This is the first and most important step. Dry rot cannot survive in timber with a moisture content consistently below about 20%.

Finding where the moisture is coming from, a leaking pipe, failed pointing, blocked guttering, defective flashing, rising damp, or condensation, and fixing it permanently is a prerequisite for effective treatment, not an optional extra. A specialist will conduct a moisture investigation before proposing any remediation work.

Step 2: Cut out all affected timber.

All visibly decayed and fungus-covered timber must be removed. Critically, the cut-back must extend significantly beyond the visibly affected area, a minimum of 300-500mm into apparently sound timber is the standard guidance, since the mycelial strands can penetrate well beyond the visible decay. Affected timber should be removed from the property and disposed of, not left on site.

Step 3: Open up the affected area.

Plaster, flooring, and any building fabric covering the affected area must be removed to expose the full extent of the growth.

Dry rot in an enclosed wall cavity or beneath a floor will be more extensive than the entry point suggests. This stage is where the true scope of the problem becomes clear - and where the cost of delayed treatment often reveals itself most starkly.

Step 4: Treat the masonry and surrounding area.

Even after all affected timber is removed, fungal strands will remain in the masonry and plaster.

The surrounding masonry must be treated with a fungicidal solution applied thoroughly to kill residual spores and strands. This typically involves removing render and plaster from the affected area and treating the exposed masonry directly.

Step 5: Introduce ventilation.

Dry rot thrives in damp, still air. Improving ventilation, through sub-floor vents, extractor fans, or structural changes to allow air movement, is part of the remediation rather than an afterthought. Without improved ventilation, the conditions that allowed the initial outbreak are likely to recur.

Step 6: Replace with pre-treated timber.

All replacement timber must be pre-treated with a fungicidal preservative and kept well away from the treated masonry. Where timber connects with masonry, a physical barrier (such as a lead sleeve or DPC material) should separate the two to prevent moisture transfer.

Step 7: Reinstate the building fabric.

Once the masonry treatment is dry and all replacement timber is in place, replastering, flooring reinstatement, and finishing can begin.

Treating Dry Rot in Wood: DIY vs Professional

Surface application of DIY fungicidal products is sometimes promoted as a dry rot solution, but the reality is more nuanced than off-the-shelf treatment suggests.

Where DIY has a role:

Very minor surface decay on isolated, accessible external timber, a small patch on a window sill or a section of garden gate, can be treated with proprietary dry rot treatment liquids after scraping back the affected material and cutting back to sound wood. The affected area is small, the timber is accessible, the moisture source (usually weathering) is obvious and addressable, and the consequences of incomplete treatment are limited.

Where DIY is not appropriate:

Any dry rot within the main structure of a property, floor joists, roof timbers, internal stud walls, or areas where the extent of the spread is unclear, needs professional diagnosis and treatment. The reasons are practical:

  • Establishing the full extent of an infestation without opening up the building fabric is not possible without specialist equipment and experience
  • Chemical treatment of masonry requires professional-grade products and techniques beyond what DIY formulations achieve
  • Incorrect or incomplete treatment is likely to result in recurrence, often in a more advanced state than the original outbreak
  • Significant structural timber replacement requires a builder or structural engineer's input

One additional consideration worth knowing: most mortgage lenders will require a specialist survey report and a professional treatment guarantee (typically 20-30 years from a PCA member company) if dry rot is identified during a survey. DIY treatment does not satisfy this requirement.

Dry Rot Repair: What's Involved?

The repair stage follows treatment and depends entirely on what was removed during the remediation. The scope varies significantly between a minor outbreak, where a few floor boards and a section of joist are replaced, and a serious infestation requiring structural timber replacement throughout a floor or roof.

Timber replacement:

Replacement joists, rafters, or structural timbers are cut to size and installed with the correct fixings. Where structural timber is being replaced, the specification of replacement sections and fixings should be confirmed by a structural engineer if the loads are significant.

Epoxy repair:

For minor surface decay on accessible timber (window frames, skirting boards, door frames), epoxy wood repair products can be used to fill voids and restore the profile without full timber replacement.

The affected area is scraped clean, a consolidant is applied to stabilise the remaining wood, and a two-part epoxy filler is used to restore the shape and surface. This is a viable approach for superficial decay but is not appropriate where the structural integrity of the timber has been compromised.

Replastering:

Once masonry treatment is complete and dry, this typically needs several weeks to ensure the wall has dried sufficiently, replastering can begin.

Lime plaster is often recommended for older properties and those that have experienced significant moisture ingress, since it is breathable and allows any residual moisture to continue evaporating rather than trapping it behind an impermeable finish.

Flooring and finishing: Floor coverings, skirting boards, and decorative finishes are reinstated last, once all structural and plaster work is fully dry and inspected.

How Much Does Dry Rot Treatment Cost?

The cost of dry rot treatment varies more than almost any other home repair, because the total depends almost entirely on how extensive the infestation has become. A minor outbreak identified early in an accessible area might cost £1,000-£3,000 for treatment and repair.

A serious infestation that has spread through a sub-floor structure, into wall cavities, and up into structural timbers can cost significantly more, cases requiring structural timber replacement across large areas, combined with extensive masonry treatment and replastering, can run to £10,000-£50,000 or higher.

The cost of a specialist survey - typically £150-£350 for a targeted dry rot investigation - is the first and most important spend, since it establishes the true scope of the problem before any remediation quote is accurate. How to Prevent Dry Rot Coming Back

Once dry rot has been treated, preventing recurrence is largely a matter of maintaining the conditions that prevent it establishing in the first place. The practical measures are straightforward.

Maintain gutters and downpipes. Blocked or leaking gutters are one of the most common causes of the moisture ingress that leads to dry rot. Clearing gutters twice a year and checking downpipes for leaks and blockages removes one of the most significant risk factors.

Keep pointing and render in good repair. Failed pointing and render allows water to penetrate wall cavities. Regular inspection - particularly after harsh winters - and prompt repointing where needed prevents the moisture ingress that creates conditions for dry rot to establish.

Maintain sub-floor ventilation. Air bricks and sub-floor vents must remain clear of soil, debris, and garden growth. A well-ventilated sub-floor space stays dry; a poorly ventilated one accumulates moisture in still air and creates conditions ideal for fungal growth.

Address condensation. Persistent condensation, in poorly ventilated loft spaces, bathrooms, or kitchens, raises moisture levels in timber over time. Extractor fans, adequate ventilation, and addressing any thermal bridging that causes cold spots on surfaces all reduce condensation risk.

Inspect regularly. Annual inspection of sub-floor spaces (via inspection hatches), roof voids, and any areas where timber contacts masonry, particularly in older properties — allows early identification before a minor outbreak becomes a major problem.

Dealing with hygroscopic salt contamination

I have been told that there is hygroscopic salt contamination in my plaster on some internal walls that is apparently not due to rising damp. The obvious way of dealing with this would be to strip the plaster and replace it with non-gypsum based render. I was wondering if an alternative would be to strip the walls back to brick and just have an exposed brick wall, potentially painted with a breathable masonry paint. Would this work? Is it likely to solve the damp? Thank you! :) Update: Just to respond to some things mentioned below. They are solid walls. Thanks for the advice everyone.

Damp proofing old house but found breeze blocks!

Hi guys! I’m currently re damp proofing a house I’ve just bought, has the survey but decided to do most of the works myself to keep costs down, this consists of injectable damp proof cream throughout and then membrane in the worst areas affected by salt. When removing the plaster I have found there are breeze blocks on one of the walls in the house. This house is built in like 1900 so it’s clearly not original. Obviously the internal render is now nearly impossible to remove but more importantly I don’t think I can inject the DPC in to this can I? I’m not sure how to proceed on this section. Any advice would be great

I had a patch of mould on my carpet which was very smelly.I treated it with baking soda vinegar and salt.The smell eventually went.I had left a window Slightly open all winter in the dining area adjoining my lounge.I bought a plastic mat to cover the stain and when I lifted it up it had started it up again the mould was rancid.I decided to have new carpet but when the fitter came to measure I asked him what he thought it was.He thought condensation.I have since lifted the carpet up round the edges and the floor is wet .99 per cent in places.What is your opinion.
