Rough cost second floor extension over garage and existing ground floor extension

2nd floor extension of apx 26’ (8m) x 12’ (3.6), spilt into 3 rooms, roughly: Bedroom 8x12’ Bathroom 7x12’ Bedroom 10x12’ We are viewing a house which is already pushing our budget so want to see if we can push a bit more to make it the perfect home. Thanks!

Hi it all depends on weather the original footings to the garage have been made to accommodate a second storey? you may have to find out first by getting in touch with your local council building dept, or ask the homeowners.
