Extension over drain at rear with a mahole in centre

Anonymous user 28/02/2024 - 2.56 PM

Hi, I am planning to buy a semi detached house with plans to extend in near future. Got the Drainage and Water Search report and found that the drains from the adjacent properties go through the rear of my property in a straight line with a manhole in the centre of my property. There is a manhole further in the line where the angle changes and then connects to the main sewer below the road. These drains are public sewer pipes operated and maintained by Thames Water. Basic question is whether an extension is possible and if yes, do I need to get additional work done to move the drains or can I build over the drains? Should I get it checked by a builder before going ahead with the purchase? Thanks in advance.

Hello, Drains can be built over but they have to be re-enforced first and You will need permission from the water board to move their man hole cover first. Drains can also be moved but that can be tricky and expensive.... Kind regards Jeremy Mildenhall Cathedral Home Improvements Ltd

Hi, Talk to the Water Board first they can prevent you building a permanent structure within 3m of a Public Sewer, the cost of moving it is liable to be around £30,000!! Best Wishes Simon
