Flat dormer roof converted to a pitch roof
Anonymous user 01/03/2024 - 2.48 PM
We are purchasing a house. Survey has been done but don't know if he entered loft. However reports that has been done to satisfactory standard. From the outside all looks good. 1970's semi. A flat dormer roof has been converted in recent years to a pitched roof. Upon inspection of loft space through the loft door I see dark felted area for rear pitched roof but no felt or partial felt to front. It looks white in colour ! I'm just confused as to why only part of roof appears felted and it's importance or consequence ?

The felt on the front is probably a more modern felt & the rear felt is older . They may have re-roofed all or part of the front roof when the dormer was changed from flat to pitched. If in doubt or concerned contact the surveyor to clarify the situation or get your solicitor to check it out with the vendors solicitor , but it sounds ok from the info you gave

without been able to look at the roof would think the back will be the original slaters felt , and the white material on the front will be breathable membrane. unless of course you have white roof tiles.
