Can you remove a load bearing joist and replace with a steel frame?

Anonymous user 03/03/2024 - 2.58 PM

Hi apprehensive flat buyer here. I am looking to buy a flat and the living room and kitchen area are divided with what looks like a load bearing joist in the middle with supporting wall each side(imagine a large archway with a pole coming down the middle). Im wondering if this pole can ber replaced with a steel frame? its a grund floor flat with lower ground floor below and flat above. Help!!

Are you a tradesperson and able to answer this question?

You need to get yourself a local structural surveyor to come & discuss the work with you , most things are possible but you really need expert advice on the viability & cost of the work . You could then advertise for a good local builder [ off this site ] get at least 2 or 3 quotes for the work recommended by your surveyor.

You can certainly replace almost any structural space, arch, gap, with a steel lintel. Sometimes two steel lintels side by side. But without doubt, it is in fact quite simple. You need to get a structural engineer to specify the size of the lintel, you need to get this approved by building control, who will then inspect the work when it has been done and sign it off, this is essential. But, in principle, this is quite cheap and quite a simple job overall. Good luck. Paul Albright
