What is a rough cost to add an extension to the rear of a bungalow in DN21, Lincolnshire?

I am looking at buying a bungalow in Lincolnshire. I would like to add a rear extension across the entire rear, approx 10 x 3.5 metre, to include a bedroom, ensuite, and a utility room. It would involve knocking through the exisiting bathroom to provide access for the bedroom and costs would have to include new bathroom fittings as well as an ensuite. Costs would also have to include utility room fitments eg kitchen cabinets, sink and plumbing for washer / dishwasher etc, access can remain through the existing kitchen door. The roof is pitched with the pitch running from front to rear (I have no idea of the technical terms), so the new roof would have to be pitched and cut into the existing roof with the new roof pitched to both sides and rear. Before I consider this property and get a builder out to quote before purchase has anyone got a ballpark guide on costs. Fitments would be midrange. Thanks.
