Artex ceiling to plaster or to remove
John Adams Pogoy 22/10/2026 - 11.25 AM
I just bought a flat probably built in 1960 and i want to modernize it a bit room by room. I just found out that artex or asbestos were usually used or mixed in ceilings for houses or flats built before 2000. My ceiling has this textured like surface do i assume its artex? And if it is can i just get a plasterer to plaster or skim the entire ceiling and its all done? Or do i have to. Board it instead? It also has this older ceiling skirting - what if i want that replaced with something modern - what can i do if i want to do this as well. Need advice.

Hello
There is an alternative to re-boarding the ceiling. You would have to apply an additive called SBR or PVA ( slightly watered down) to the ceiling x2 coats & allow to fully dry. Then a thin coat of a backing plaster called ‘ Bonding ‘ can be applied over the top of the Artex to form a flatter surface. Once that has pulled in / drying out , you can then apply 2 x coats of Multi finish plaster over the top . Regarding the decorative edging it’s tricky to advise without actually seeing it .
Good luck going forward!
