Porch roof refurb

Hi, I have a flat 2Mx1M porch roof which needs a new roof covering such as an EPDM rubber. The external walls of the property were insulated and rendered over the existing felt porch roof leaving approximately a 40mm gap between the felt roof and end of render. I want to upgrade the felt roof (probably to an EPDM covering but I don't know how to seal the upstand. I know I shouldn't cut a chase and I'm not sure what the insulation was fixed to. The house is an early fifties BISF construction with concrete on the lower external walls and metal sheeting on the upper external walls. Therefore drilling and fixing an upstand flashing might not be suitable. Any ideas please?

Hi Anthony, the safest approach would be to inspect the existing roof and the external wall-insulation system before deciding on the final detail. I wouldn’t recommend cutting a chase into the rendered insulation or drilling fixings into it without knowing the exact construction and fixing points behind it. A suitable solution may be to carefully remove a small section of render above the roof junction, form the new waterproof upstand behind the render, and then reinstate it using a compatible flashing or render-stop detail. This would allow water to shed over the new roof covering rather than relying solely on surface sealant. EPDM could be used, although on a small roof like this I would also consider a reinforced GRP system such as Restec Flexitec, as it can be formed neatly around awkward junctions and upstands. I’m an approved installer of this system. The existing roof deck, falls and any concealed timber would also need checking once opened. EPDM would be a good option. Given the render and insulation, I’d avoid cutting a chase or drilling into the BISF panels. A suitable bonded EPDM edge detail and termination/flashing system can usually provide a secure, watertight finish without disturbing the render. The best option would be to have it inspected by a qualified roofing contractor first to confirm the correct detail.
