Pipe found...advice needed

Amie Baker 16/07/2026 - 8.21 AM

Hello, I was planning on a double storey extention spanning the full length of the house by 4 meters. I requested the maps off severn trent. I got a build over agreement for the pipe that was shown. We started the foundations and have found a man hole with 2 pipes inside. 1 is small and 1 is large. The man hole is situated exactly where the footings would go. Do we go out further and put man hole in house? Or do we come in a bit? Potentially we can move the man hole but I am worried about the large pipe as anything over 225 in diameter we cannot build near. Does anyone have any advice on this matter? I still need extra space so im thinking can i do a 5 meter conservatory instead? Any advice and suggestions are welcome!! Thank you

It’s not uncommon to uncover drains or manholes that don’t appear on the original plans. Before making any changes, I'd ask your builder to expose the drains fully and confirm the size and whether the larger pipe is a public sewer. If it is, Severn Trent will need to advise on the best solution. In many cases the manhole can be relocated, the drain diverted or the foundation design adjusted. I wouldn't change the extension layout until you have all the information. Thank you ..
