Ground floor layout change and restructuring

Hi, we’re hoping to do some restructuring and modernisation in a dormer bunglow and want to get an idea of the costs involved with this project. I have attached the floor plan and marked with where we want changes. There are 2 options we are considering based on the costs involved: 1. Brick up the doorway. 2. Create the main external doorway here

Hi Urooba, From your description, both options are certainly achievable, but the cost difference will largely depend on whether the proposed doorway is in a load-bearing wall and whether any structural alterations are required. As a very rough guide: • Blocking up an existing doorway is usually a relatively straightforward and cost-effective alteration. • Forming a new external entrance is more involved and may require structural engineering, new lintels, external works, and potentially Building Regulations approval. If you can share the marked-up floor plan, we'd be happy to review it and provide initial advice on the most practical solution, along with an indicative budget for both options. We can also advise whether Planning Permission or Building Regulations approval would be required before any work begins.
