Weep vent? Or Soffit vent?

f there has been no rain and your water meter isn’t moving, it’s unlikely to be a mains water leak. If the vent is directly below the bathroom, the most likely causes are: -Condensation from a bathroom extractor duct running through a cold loft space. -A disconnected or damaged extractor duct allowing moisture to collect and drip from the vent. -A small leak from a bath, shower tray, waste pipe or toilet that only occurs when the bathroom is used. Could you post a photo of the vent from outside and a photo of the bathroom above? Also, does the dripping happen after someone has used the shower or bath? A photo of the vent will help identify whether it’s a weep vent, soffit vent or extractor outlet.

Hey, if the bath and/or shower is installed above, it could be leaking via sealant which has failed. Are you able to advise the layout of the bathroom above?

It sounds like it may be a leak from the bathroom above rather than the gutters. I’ll need to inspect it to identify the source and recommend the correct repair. Let me know if you’d like me to take a look

Aye would get a pencil and draw around the water marks and see if get bigger with no rain out side if so u have a leak in bathroom if not the vent is letting in rain
