Am thinking of buying a house that has a Memera 2000 white plastic consumer in the garage above which appear to be some damp roof planks. I can supply a photo, Just wondering how old such a fuse box is likely to be and costs of replacing?

That consumer unit would most likely be 25/30 years old. Cost of replacing to a modern metal clad consumer unit with all circuits to be protected by rcbo devices complying to the latest edition bs7671 working regs , including earth bonding to main gas and water service pipes - is difficult without any photos but would generally be between £650/£750 for up to 10 circuits

Hi Yes I know the consumer unit Yes it does need replacing before you move into property I’m an 18 th Edition Part P registered electrician It’s needs to be replaced with an amendment 3 (fireproof) 10 x separate RCBO protection circuit breakers and SPD unit fitted to your consumer unit It also might need 25mm supply cables from your meter and various size compression glands for cables entry Depending on access to space for time fitting Approximately £750 with minimum 10 years guarantee Thomas

It does not need to be replaced just because it is plastic. Obviously you need to address the damp issue urgently. If the consumer unit is in good condition it is not a requirement to get it updated to metal. That requirement is for a new install or a replacement if required. The Regulations are not applied retrospectively. If you are buying ask for a report called an EICR if the seller has had one alternatively you could get one done for peace of mind and to know what work may be required. If the damp has affected the consumer unit then you will need a new metal one once the damp issue has been addressed. Obviously if you have the budget get it upgraded especially if there is no RCD protection on all circuits that should have it.
