Barn roof conversion

I have a metal roofed barn (anti condensation sheeting and purlins). Is it possible to make it building regs compliant and what is involved?

Hi, The short answer is yes, in many cases a metal-roofed barn can be upgraded to meet Building Regulations, but the amount of work involved depends entirely on what you intend to use the building for. The first thing I would want to establish is whether you're looking to use the barn for storage, a workshop, offices, holiday accommodation, residential use, or something else. The Building Regulations requirements vary considerably depending on the intended use. The anti-condensation membrane beneath the metal sheeting is helpful for controlling moisture, but on its own it would not normally provide the level of insulation required for a heated building. In most conversions, the roof would need upgrading with a suitable insulation build-up to achieve the thermal performance required under current regulations. Beyond the roof, I would also be looking at the wall construction, floor construction, foundations, structural frame, ventilation, fire safety, drainage, and whether the existing structure can accommodate the additional loads created by insulation and internal finishes. One area that is often overlooked is condensation risk. When you take a cold agricultural building and start heating it, the moisture behaviour changes completely. The insulation, vapour control layers and ventilation strategy all need to work together to avoid creating hidden condensation problems within the roof or wall structure. From a structural perspective, many agricultural barns are surprisingly robust, but before any conversion I would recommend a structural assessment to confirm the frame, foundations and roof structure are suitable for the proposed use. We regularly work alongside architects, structural engineers and Building Control professionals and can usually advise at an early stage whether a conversion is likely to be straightforward or whether significant upgrades will be required.
