What's included in a typical extension quote?

I have seen quotes for extension of 1000-1250 pounds per meter. What is included in that cost? What is not included?
Are you a tradesperson and able to answer this question?

Im with john on this one.A price by m2 is usually given by someone who cant be arsed to do a proper quote.It is very vague and leaves plenty of grey areas that can cause problems between client and builder.If your budget is tight,then you may over run by quite a bit if the builder decides he isn't earning enough and comes out with the classic "I didn't allow for that bit in the price" :) A fully detailed quote with EVERYTHING you want done and the cost for doing it is the only way to go on this.

I agree with both guys on this.
Builders who cant be bothered to spend time pricing a job properly will give you a square metre price, stay well clear of these idiots as they will be adding extras on during the job.
As John said, prices can vary so much dependant on the standard of finishing touches, kitchens and bathrooms are good examples of this where kitchens can vary by thousands of pounds etc etc.
You should always obtain detailed quotes which will be worked out with drawings and a specification to hand and always a site visit. Its the only way a professional builder can give accurate quotes.
At those prices stated you would do very well to get a watertight shell!!

That is just for your foundations and a shell nowadays .Total completed finish is between 1600 AND 2000 depending on your specifications, i.e maybe you want bi-fold doors at 5000 and marble flooring etc .
