Water in my sub floor from party wall

Hi im in a semi detached house probably built in 1940s in east Birmingham. We've been noticing water in our subfloor pooling in from a gap in the mortar of brick wall shared with our neighbour. To the point where we can hear the water coming in. A builder has told me its normal flood water that's draining from neighbours side and down into our subfloor which is normal. Our property sits lower than theirs so gravity makes this water trickle in... I just wanted to check with other people for their opinion as i think this is one of reasons we have damp there as well as a lack of ventilation in our sub floor. Sometimes its happening after it rains sometimes it'll be days after it rains or just randomly.

Water will always run to the lowest point in the surounding area, for it to still be seeping in a few days after it rains would mean your house is lying at the lowest point in the area or your neighbour has a leaking pipe, if you have a suspended wooden floor it should have vents approx every 1.5mtrs around the external walls for underfloor ventilation & the external ground level should be at least 150mm below the floor level Good luck Alex

No that not normal water shouldnt be entering your subfloor and pooling like that - it points to an issue with drainage or the wall likely failed mortarits needs fixing at the source not just ventiliating a round it
