extending on top of a garage and single rear extension
Anonymous user 03/03/2024 - 2.57 PM
We want to build a second floor extension on top of an already existing rear extension and converted garage. Have been told by previous owners that the footings were dug for the rear extension with the intention of building up. Would like to know how I find out if footings will be okay and whether the garage footings will hold. Others on the street have gone above the garages. We do have some tall trees near to the garage could this be a problem? Thanks

The best way to establish if the existing foundations are suitable to take the additional load is to dig holes externally and expose them. I would then get a structural engineer to visit the site and give a report on their suitability.
With regards to the garage, if the foundations are not suitable, steel posts can be installed on the inner side with another steel beam running parallel with the flank wall thus taking the load of the new 1st floor. The new posts will sit on new foundations. This will probably eliminate the tree issue also.
