Adding a dorma bedroom and bathroom into the loft of a bungalow

Loft space is 10.5 metres by 6.5 metres and height to pitch is 2.8m. Would this be suitable height for a dorma window loft conversion and space to get a shower room and toilet? There are a great deal of trusses in the loft but these would need to be removed to make the room inhabitable but how would the roof be supported? What would be the rough cost for such work in the South East UK?

Hi Neil, Yes, a 2.8m pitch height is excellent for a loft conversion. It comfortably exceeds the standard 2.2m requirement, allowing enough room for structural flooring and insulation while still achieving a standard room height of 2.3m–2.4m. Suitability and Dimensions With a footprint of 10.5m x 6.5m, you have roughly 68m² of gross space. This is more than enough for a large master suite or two. Headroom: A 2.8m pitch usually leaves ~2.4m of finished head height after the new floor and ceiling are installed. Shower Room: You need a minimum of 1.9m–2.1m height for a shower to be functional. A dormer will provide this full height across the bathroom area. Space: A compact shower room typically requires about 1m x 2.6m of floor space. Supporting the Roof (Truss Removal) Modern "W-shaped" trusses support the roof through tension and compression. Removing them requires a new structural frame to take the load. Steel Beams: Structural engineers typically specify I-beams (RSJs) that run from wall to wall. Ridge Beam: A new steel beam is often placed at the ridge (the highest point) to support the top of the rafters. Floor Joists: New, thicker floor joists are installed alongside the existing ones to support the extra weight of a habitable room. Dormer Support: The dormer itself will be framed with timber or steel to maintain the roof's integrity once the original slope is cut away. South East UK will cost between £50,000 to £75,000

Yes, it’s suitable for a dormer conversion. The height (2.8m) and overall size are good for a bedroom plus a small shower room. The main challenge is the trussed roof, which can’t just be removed—it would need structural steel beams (RSJs) designed by an engineer to support the roof. In the South East, expect roughly £65k–£100k depending on finish and complexity.
