Query about impact of moss growth and previous staining to parking panels

A house I'm hoping to buy has a Grade 2 note on the survey report stating 'The roof covering over the property is original with visible moss growth build-up and weathering evident to the tiles. There were further signs of weathering to the ridge mortar bedding and verge pointing.' and 'From our inspection of the roof void area there were some areas of staining noted to the sarking panels although these appear to be dry. ' It was built in 1963 and I'm wondering how serious this could be? Many thanks.

Your roof is a pensioner and as such will require a bit of tlc at the very least the felt will be in poor condition Sarking felt for insurance purposes has a life span of appox25yrs, yours is double that and some, but if it's not leaking it's best to leave it alone

On most UK surveys (RICS-style), Condition Rating 2 generally means: a defect that needs attention/repair, but it’s not currently judged to be urgent or causing active major damage. It’s a “budget for this” flag rather than a “run away today” flag.
