Water at bifold door side and head

Ash 11/02/2026 - 9.49 AM

Hi please can someone help me I’ve asked previously and I don’t think I was very clear I have water coming through plasterboard at the edge of bifold door from floor height to about a metre high. Only noticed this after a two years of installation. Sealant looks ok outside . The skirting board has also warped. And secondly I have water at the top of bifold door where the underside of plasterboard meets the wall plaster. This is like 5p pieces and obviously trickling in from somewhere But on the side of bi fold door in wind driven rain it’s coming through plasterboard vertically against door from floor up. I don’t think I have cavity closer there and secondly there’s about 30 mm from brick face to door frame Any ideas as to how to get it fixed.

Are you a tradesperson and able to answer this question?

Sounds like you have rainwater entering the cavity from somewhere and it has a clear path to inside! Check all Sealant/Trimming around the door to make sure there are no voids. Also if the doors are set to far back from the face of the bricks (Normally around 30mm) then you are entering the cavity which could be a problem to Weather properly

It sounds like no EPDEM was used to for a seal around the frame. This would have helped along with foam and a good sealant.

Removing internal plasterboard at the affected side • Checking/retrofitting insulated cavity closers • Checking DPC and threshold detailing • Inspecting above the opening for a cavity tray • Resealing correctly • Replastering
