Who is the principal designer?

Anonymous user 09/01/2026 - 3.16 PM

After purchasing an house with structural issues I engaged a structural engineer to do a survey. He suggested the installation of a ridge beam to counteract roof spread and provided calculations for the specifications of this beam. I then engaged a builder to instal the ridge beam as per the calculations. Upon completion and after inspection, building control have sent a form requiring the signature of the principal designer and both the structural engineer and the builder are claiming they are not the principal designer. I am the home owner. How do I resolve this?

Are you a tradesperson and able to answer this question?

The princable designer is the person that did the calc & drawing, while the builders is the principal installer.Yes this is a building regs tactic to avoid there responsabilty they are the ones charging for checking then throwing the responsabilty back onto the house holder!.

The appointed structural engineer is the qualified paid expert responsible for working out the loads and calcs. The builder / installer will then have the information to install the correct beam . Please note I’ve known in the past the Engineer and the BC structural engineer to have conflicting views !
