Balcony Repair and Renewal

We have an outdoor balcony c. 8mx3m of which 2/3 has a fibreglass floor (c.2005) and 1/3 concrete paving slabs (original 1995). It's covered with 120mm pressure treated decking timber mounted on pressure treated timber battens sitting on narrow pieces of tiles. Rainwater downpipes drain onto the floor and away under the battens and tiles. Some of the battens are rotten and need replacing. Part of the ceiling in the room below the join between the fibreglass and paving floor is showing some signs of damp. Q1: What is the best way to seal and cover the floor containing both the fibreglass and the slabs? Q2: Would the flooring be able to support a replacement composite deck? Thanks!

Firstly you need to find the cause of the water ingress, the flat roof under the decking, and fix, with quality products. The drains can get block after a time, and this can cause the water to get in over the 100mm damp tray. Then I would find a better solution to wood, millboard is suitable.

Because there are already signs of damp below, I wouldn’t cover the existing surface yet. First get a balcony/flat-roof waterproofing specialist to find the leak and assess the drainage. Ideally, you want one continuous waterproof system across the whole balcony. Composite decking may be possible, but the structure and additional weight should be checked first, especially as it’s above an occupied room.
