Water seepage along ceiling edge (external wall) in upstairs bedroom

Anonymous user 08/01/2026 - 7.57 AM

Hello, I’ve just spoken to our home insurers, they’ve said I need someone to investigate where the water seepage is coming from firstly before a claim can be processed. The water seepage has appeared running along the ceiling edge (upstairs bedroom) of the external wall. I don’t know where the leakage is coming from, no water pipes going through the loft. Only guttering, fascia, soffits outside. Anyone able to help please?

Are you a tradesperson and able to answer this question?

It could be a broken tile or the ridge tile might need pointing up

Probably cause underfelt perished under roof tiles, cracked tiles. Distance between each row of tiles I've carried out work for insurance company's where a builder skipped on one row of tiles on a roof to save a few pound and the whole roof as had to be removed and battens relaid correctly to refit tiles

I would imagine you don’t have any eaves trays or 5U installed. Without looking I would suggest that the felt has deteriorated allowing water ingress causing damp patches along the ceiling and wall meeting point.

Going off the information you have provided damp along ceiling edge this can be loose or broken tile's and the eaves felt is starting to deteriorate due to water ingress which is in line with the ceiling edge beneath. To get an exact diagnosis of this issue, we would need to take the roof under an inspection.
