Leaking through my extractor fan and seams of my upvc cladding in the bathroom
Hazel Gault 12/01/2026 - 8.43 AM
I had a leak coming through spotlights in my bathroom, only directional rain came through, not standing water. Contacted my roofer that did my garage roof and he quoted for it. He said it was in a poor condition and likely to be the cause of my leak. He went ahead and replaced it. Next he said that my roof tiles were really dire. He showed me a tile that had moss damage. He had a load of tiles in his lock up that he could do a deal with. I told him to go ahead. Had leaks appearing through the spotlights again and more seams of the cladding, putting down towels and wringing them out every 3 hours. He came and did the tiles and said that should fix it. This was 2 weeks ago. Since then, I now have water dripping through my extractor fan in the roof, above the door frame, spotlight has blown and drips from the existing leak is constant. I messaged him and he said the roof is sound. It must be condensation. Do we use the extractor fan whilst in the shower? Told him we did but it’s off limits now. Need to open a window whilst in the shower. He said that he is on holiday until January. My husband and I are split up but he said that I needed to look for wet patches in the roof. Sent my son up last night, had to buy eye glasses protection, dungarees and mask and gloves. He started lifting the insulation but could not find anything. Got nearer to the edge of the extractor and it was wet underneath. We have a flat roof over the bathroom. Traced the pipe along, removing wet insulation as he went along, found the wet spotlight then looked up and it was dripping from the edge of the new boards that he used. Lots of huge nails too. He took a video. What can I do? It has not rained. His joiner pal was up on the new flat roof and said he had to brush off standing water. He said there should not be standing water. The builder had told me that he slants the flat roof so rain falls off, this was when he was doing my garage roof. We had a leak coming through a seam and going down the brickwork but he came back and applied something and that’s no longer leaking. Any suggestions?
