Rotten roof purlin
Anonymous user 27/11/2025 - 8.01 AM
The bottom of one of my roof purlins is rotten (turned to shredded wheat) where it meets the wall. Looks like from years of water ingress so will be having the chimney flashing looked at asap. The rest of the purlin feels sound after doing the screwdriver test. Is this something that can be repaired in situ? Thanks

Yes most definitely can be repaired in situ.

Depending on accessibility to where the timber is that is needing replaced/repaired will determine the answer, more of a question really than an answer but id imagine if the joist is that rotten then the sarking/boards will be aswell so It may have to striped off and cut out the bad timbers, then be treated for wet and dry rot then new timbers installed, new lead i.e soakers/flashings and pointing then reinstate the slates/tiles etc. Size of affected area will determine the price range.
