New roof leaks at the edge with neighbour's roof

Anonymous user 13/11/2025 - 8.01 AM

I had my roof replaced on my mid-terraced house, and it’s now leaking at the boundary with my neighbour’s property. I’m trying to understand the cause of the issue. My understanding is that the new tiles are the same type as the existing ones (like-for-like), so they should have been installed in a way that secures the underlay (felt) along the boundary, as it was before. Could the problem be that there is now a gap between the two roofs, whereas previously the tiles and underlay overlapped slightly to create a continuous, watertight seal?

Are you a tradesperson and able to answer this question?

The felt should have been left with 100mn overlap and soakers and beadwork should be installed correctly to stop water ingress between properties

They may have altered the tile gauge if it was incorrect. If this is the case a bonding gutter should have been installed or a lead detail with a mop stick and individual soakers. Generally when we felt a roof like this we’d go 2 rafters across to the neighbours side to ensure no water penetration even further. They may have not done this. Many thanks TJH roofing solutions
