Water dripping from top of window (external)
Anonymous user 10/11/2025 - 8.06 AM
I’m on the ground floor of a three floor building. Water is dripping from the top of my window. It looks as if it is coming out of the wall a little further up, running down then dripping. My upstairs neighbour has checked and nothing seems to be leaking in her flat (the kitchen is above). I don’t know where to start in trying to get it resolved
Are you a tradesperson and able to answer this question?

This kind of issue can be tricky because the source of the leak isn’t always directly above the visible drip. Even if your neighbour’s flat doesn’t show any obvious leak, the water could be tracking through the wall or from pipework further back.
Your best next steps:
1. Report it to your building management / landlord / freeholder as soon as possible, because leaks can cause structural damage.
2. Request a professional inspection … ideally from a plumber or a leak detection specialist. They can use moisture meters or thermal imaging to trace the exact source.
3. Check external factors…. sometimes water penetrating from outside (guttering, flashing, roof, or a broken seal) can travel down inside the wall before showing up lower down.
4. Take photos and document the timing …. this helps whoever comes to inspect understand the pattern.
