Extending battens to slate over party wall to create an overhang

Anonymous user 31/10/2025 - 11.56 AM

Do I need a building notice for this? Mid terrace house on a slope. Gable end above lower house needs render replaced. Very old cement coping (?) at the top. Been advised to remove render and coping, extend battens and fix some slates to overhang the lower property.

Are you a tradesperson and able to answer this question?

Any work on a party wall will need a party wall agreement in place prior to any work starting failure to do so will leave you open to legal ramifications.

You don’t normally need a Building Notice for replacing render, coping, or adding slates — this is classed as maintenance rather than structural work. As long as you’re not changing the roof’s height, structure, or appearance, it falls outside Building Regulations approval. However, if the work affects the party wall, alters how rainwater drains, or changes the structure in any way, you should check with Building Control first. It’s also worth confirming if the property is listed or in a conservation area, as extra permissions may apply.
