Rain water coming into ground floor from upstairs flat
Anonymous user 31/10/2025 - 12.15 PM
Unknown category - but I live in a block of flats with a balcony on the top floor. Rain water is getting through the balcony on the third floor to the below floors and I am on the ground floor. Is there a way to fix the water coming into my flat. Balcony cannot be fixed easily as the whole building need to pay for a fix.
Are you a tradesperson and able to answer this question?

f the balcony above is leaking, the issue is likely with the waterproofing layer or drainage on that balcony. Unfortunately, there’s no lasting fix you can do from inside your flat, since the water is getting in from above.
You can, however, limit the damage by sealing any internal cracks, using a temporary dehumidifier, and reporting the leak in writing to your building management or freeholder. They’re legally responsible for repairing shared structures like balconies. A liquid waterproofing system or balcony overlay membrane applied from above is usually the proper long-term solution, but it will need to be done as part of a building-wide repair.
