Fire door repair/replacement

Anonymous user 06/10/2025 - 10.10 AM

Received a report after inspection of a flat entrance fire door in a purpose built block. It says "Due to the aftermarket lock has been installed with no certification or paperwork. A replacement of this door is recommended or intensive filling and repair work". As the wording is "recommended", not "required" I wasn't going to attend to this urgently. However, the management company is now harassing me, saying the door failed, they won't be able to insure the building and any liability will fall to me. Question: is this straightforward to repair etc rather than replace the whole door?

Are you a tradesperson and able to answer this question?

It's recommended as it hasn't failed yet, but could do - leaving you liable. You need to get a certified locksmith who can supply and fit FD30 hardware. Ensure you have paperwork for this and evidence, they will can this. Would be way cheaper than replacing the entire door. Hope this helps.

Unfortunately, the entire door needs to be replaced.

It says a replacement of this door is recommended. Which basically means change it . All depends who does the next test.
