Six Months On: 3m Extension Still Only Half Complete After Hiring Husen in March

Could you please advise how long a standard 3m extension should reasonably take, given that drawings were approved in April, the conservatory was demolished, the foundation completed, and the steel structure delivered on site by May.

A 3m extension should generally take approx 10-12 weeks from works starting on site to completion (with no unforeseen complications).

We started a 2 storey extension in March. We have completed this along with bespoke hand made roof, not trusses. We have done a small single story extension. Plaster boarded and plastered a full 150sqm extension. Fully ripped out and nearly completed a granny annex with kitchen bathroom living and bedroom and moving on to a full kitchen revamp with 3 walls out and starting another single story extension in 2 weeks. There is 2 of us and subbies here and there. The single story extension should have been completed end of July beginning of august.

Time scales on projects are always dependant on scope of works. Examples- a) Flat warm roof would be quicker than a pitched hipped roof. b) A rear extension as an extension of living space only would be completed considerably quicker than one incorporating a kitchen and/or utility room. c) If existing boilers, consumer units, meters require re positioning and/or upgrading d) Other additions like roof windows, UFH and bespoke joinery items can all add to time scales also Generally- To complete a standard 3m extension as a room only to completion should take 6-8weeks. To complete a 3m kitchen, with say UFH, boiler/meter moves in 10-12weeks.

A standard single-storey 3m rear extension usually takes around 10–14 weeks to complete once work starts on site, depending on design complexity, materials, and weather. Since your foundation and steel frame were already done by May, the rest of the work (brickwork, roof, windows, plastering, electrics, and finishes) should ideally have been completed by July or August at the latest. If it’s still only half done after six months, there may have been delays with materials, subcontractors, or inspections — but it’s worth asking your builder for a revised schedule and clear timeline for completion.
