Bricklaying & Repointing

Water coming in under brickwork

Daniel Halliday 12/09/2025 - 8.01 AM

Hi I had a garage door bricked up some years ago and noticed when doing some renovations that there is water coming in under the brickwork and the concrete slab that was the garage floor. Is there something like a resin I can poor on from the outside to fill and seal up to stop the water getting in? Thanks

Are you a tradesperson and able to answer this question?

You may struggle to get a permanent solution, prior to the wall being built the floor should have really been cut away and a foundation excavated at the appropriate depth. In some cases I’ve found there to be existing block work below the concrete floor allowing the new wall to be erected without the need of excavation and a concrete pour.

Pouring resin on the outside won’t really stop it, the water will just find another way through. What’s happening is it’s tracking in under the brickwork where the old slab meets. Best way is to rake out and repoint the bottom joints properly, then seal the base of the wall with a waterproof coating or tanking slurry. Also worth checking the ground outside – if it’s higher than the slab, water will always try to push in, so sometimes a bit of drainage (like a small French drain) sorts it
