£1000 PER M2 isn't enough to include plumbing and electrics as far as im concerned.Pricing by by the m2 is a rough guide and shouldn't be used as any more than this as every job is different!

I agree with ROC, its not enough to include plumbing and electrics. You would do well to get the shell built and plastered for that figure........its an old guideline and builders will give you that as a rough idea to stave off any timewasters and then price it properly if you are serious about the work!
