We had a rendering quote late last year (Nov 24) which was £2600.
It's a small 8x7m bungalow with large french doors, 4 windows including a bay which covers one full side of the master bedroom, and the front and back external doors.
We've just had a couple of quotes today to get this done in September, and they've come back as more than double the previous quote.
Please can anyone advise if the quote last year was complete rubbish, the cost of materials has shot up in between, or we've managed to find the most expensive renderers' in the area?!
I've read that South West means we are likely to pay above average, but anything I find tells me the average in 2025 should be maxing out at about £3k for a small property with no need for scaffolding.
I'd love to know if we are being unreasonable, or if I should get a few more quotes.

unfortunately the cost have risen in all industrys,having said that 2600 for a whole re render on a bungalow is way to cheap even in the year 2000! A Good quality renderer would be around 6000 for a bungalow full render
Ultimately it depends on the finish you require, silicone scratch render ( k-rend people call it) or acrylic texture hand applied or sprayed. Trades measure through windows as this is part of the prep window protection and tapes are expensive now. All soffits, pipes, windows, doors all need to be protected and beaded also this all is a costing worked into the price. Also substrates that are on the existing property is it stable background? Painted surface? Different basecoats need to be used appropriately depending on substrate. Branding of renders vary on price. Personally £80-100 per m2 is a ball park figure if your property is 30m2 then 3k is about right price.

traders charge per square meter for silicone rendering which is £90 per square meter including materials ,labor and skip aswell
So just measure how many square meters area do you have than calculate with £90 per square meter
You know the saying pay peanuts get monkeys. Any property having more than 50% hacked of and plastered must have EWI system. This is law now and you have to have building regulations in place. If you do not go through the proper process you will struggle to sell or remortgage your home. Hence you are looking at anything between £90 & £120 a sq meter depending on finishes
All materials and labour prices increase over time, but the main factor is what render systems thay have quoted for ie sand and cement or monocouche colour render what preparation is needed on your property. Hope this can give you some clarity

If the bungalow is 8mx7m you’re looking at 30m linear and at a guess it’ll be around 2m in height. So without windows and doors my best guess is around 50m2.
If you’re looking at a silicone render system around £1500 would cover the cost of materials and skip hire, etc. once you get your labour cost on that even if it’s a plain stable brick background already you’re going to be looking another £3500-£4000 on top. So around £5000-£5500 total. If there’s render removal to be done first put another £1000 on top of that including a larger skip.

Around £90-£110 per m2 for a silicone render system on a bungalow and you’ll have a decent ballpark figure.
The original quote of £2600 is too cheap and would be a warning sign for me
Some builders will charge from £65 to £90 per square metre to render with monocouche, supply and apply.

Seems ridiculous 12.50 scratch coat 12.50 to 15 top coat depending so thats sq meter rate scratch is a first coat then render top so meterage x 12.50 plus meterage plus 15 top coat add together for cost of labour thats not materials included
