new roof 10 years ago - wet patch on ceiling in bedroom

Anonymous user 03/03/2024 - 2.57 PM

We had a big damp patch on the ceiling and exterior wall of bedroom so we had guttering replaced, chimneystack taken down and a new roof put on 10 years ago. We had the ceiling taken down and replastered together with the wall right back to the brick and replastered 2 years ago. Fianlly had decorated last year but wallpaper showing wet mark. Got in loft and all dry there. Builder took off tiles to check felt and all dry. Took out vent in chimney and all dry there. Any suggestions who I should get in next. Can send pictures if required. Already spent thousands trying to solve it.

isthe roof void vented?. if nit then you could be getting a build up of condensation which will run down the underneath of the felt. even if it is breathable membrane.

could be the pointing, could be no felt support trays fitted, could be a nail through the felt in the wrong place, could be a drip on the exterior wall from the roof/guttering.their are many differant reasons this could be happening and without looking at the problem it is impossible to say exactly what is causing this issue.
