How to fix large rectangle that’s darker than the rest of the wall?

I’ve just done a first coat of grey and it looks like there’s been a mirror or large picture on the wall before I moved in. The paint has adhered better on this rectangle (may have been silk underneath). I suspect previous tenant painted around furniture and may have painted around the mirror/picture. What’s the best solution to try and fix this so I get an even coat?

You might need to sand it down to the core . Easier with a sanding machine that hand abrasives

You could try painting the rectangle with silk, to see if your suspicions are correct. Could this issue possibly be cause by furniture polish being sprayed around the edges of a mirror or picture frame?
Failing this you could try using an undercoat on the rectangle. It sounds like oils are affecting your finish.

Start by sanding the wall back to the start then giving it a few coats of your preferred colour.

Zinsser (stain-block) that part, 1..2 times, then mist-coat and another 2 coats of final coat paint. That will work 100%.
