Cat flap in exterior wall near boiler

We need a cat flap in our kitchen (we're an upstairs flat) - the cat currently uses a makeshift cat flap in our window but we're replacing the old window and ideally would like to find another solution for our cat to get out. She goes straight onto the neighbour's roof so a cat flap in the wall, in the corner of the kitchen where the neighbour's roof is on the other side, would be ideal but the wall in question is near the boiler and has some pipes on it. Part of that wall was also badly filled in when we had our new boiler installed a couple of years ago. Does this sound feasible? We're open to any ideas / creative solutions.

Is the makeshift Catflap in the current window? If you’re replacing and the window is a suitable place you could always get the glass made with a hole cut out to accommodate a catflap
