Building a storey above a porch

Just wondering a rough cost before asking builders if someone has had something like this before. I have a brick porch with a tiled roof and I'm thinking of building above to make the small bedroom a bit bigger. So the porch is about 1.5m deep and 2.6 wide and has a WC within it. My thoughts are take the roof off and carry the cavity up joist and pitch roof on top running into the main roof

You would need to obtain a planning permission before starting your project.

You Will need planning permission before work can be carried out due to things like foundations might not be up to standards of building regulations!!

Hi,
You have a few variables to consider such as accounting for load-bearing. And structurally like the foundations of the existing. Best thing to do is get permitted planning.

I would seek to gain planning permission, the foundations for the porch would be under completely different regulations to that of a two story extension.

Typically, you do not need planning permission for a porch, provided it complies with specific requirements. Porches are regarded as permitted developments if they adhere to certain limits and conditions. This would enable you to complete the installation without obtaining planning permission.
Do your own research before hiring a contractor.
Ask contractor to demonstrate approved building regs, you can find them your self online for free at .gov
Look for approved doc A, B, M, L and H if they need to do any drainage works.
Ask contractor to demonstrate the quality of materials he/she is set to use..
This can be found on the product look out for
BSN numbers
Check they are qualified, insured to carry out such works.
Ask if that can demonstrate what the project will look like at the finish via software such as auto cad or revit have in mind this will cost
Make sure you read all t&c before signing any contracts.
Have in mind many builders and contractors can talk the talk but not all are equal.
