Neighbours boiler pipes on my land - is this safe with young children?

Anonymous user 09/03/2024 - 3.36 PM

My neighbours have an extension which becomes our boundary. They have the flue of the boiler coming out over my land. Watching today that steam blows straight along my garden where the trampoline is. Additionally the condensing pipe doesn’t join a drain it just stops in the air over my land to drip and the blow out pipe also comes out on my land and finishes in the air. Both of my children (7 and 2) could play under these without thinking. Are these pipes safe? If not what should I do? Is there a legal stand point I can use? Neighbours are selling their house I’ve just been told. Thank you

Hi Gemma, I’m not sure about the flue as I have this on my property, but to get the boiler signed off the condense pipe should terminate into a gulley and the discharge pipe should return on its self as if the boiler discharges it would be very hot water but I’m no heating engineer just talking from experience with my property, I would advise taking your concerns to your neighbour.

Same as above, Flue is fine but condense should go to a drain and PRV should elbow back to the wall atleast to prevent the water going onto someone

A minimum distance of 600mm should be allowed for, ensuring that a boiler flue is sufficiently away from neighbouring properties opposite walls, buildings or fences. A boiler flue must be installed at least 2.1m off ground level if it faces a public space such as a pavement Boiler shouldn’t of been signed off if not up to current regs I wouldn’t let the kids play directly under the flue 😬

I don't think your neighbours can infringe on your air space. HSE can advise you on flues and pipes. Take some pictures and speak to citizens advice
