Hi there, you could possibly have a damp course issue it may be perished and traveling up the wall, the other issue could be a cavity blockage and damp transferring from the outside wall to the inside wall. Thanks matt

Dealing with recurring damp issues can be frustrating, especially after you've already taken multiple steps to rectify it. Damp can be caused by a variety of factors, and sometimes it takes a process of elimination to find the root cause. Here's who you should consider calling: Damp Specialist or Surveyor: First and foremost, I recommend consulting a damp-proofing specialist or a building surveyor who has experience with damp issues. They can conduct a thorough inspection to determine the exact cause of the damp. This might involve checking for rising damp, penetrating damp, or condensation issues. Structural Engineer: If the damp specialist suspects that the issue is related to structural problems in your property, such as poor drainage or issues with the building's foundation, a structural engineer might need to be consulted. They can assess the integrity of the building and identify any structural causes of dampness. Plumber or Heating Engineer: In some cases, damp can be caused by plumbing issues or poor ventilation, particularly if it's localized to areas around pipes or heating systems. A skilled plumber or heating engineer can check for leaks or heating issues that might be contributing to the problem. Roofing Specialist: If the damp is near the ceiling or in areas adjacent to the roof, the issue could be related to roof leaks or poor roof ventilation. A roofing specialist can inspect your roof to ensure it's in good condition and properly ventilated. Remember, damp can be a complex issue, and sometimes multiple trades might need to work together to fully resolve it. Also, it's important to not just treat the symptoms (like re-plastering) but to address the underlying cause of the damp to prevent it from reoccurring. Feel free to reach out if you need more specific guidance or if you have any other concerns related to building maintenance and repairs.

Check your outside walls, look for cracks/ holes. Or any gaps between walls and paths. These can let water in which will travel in to the inside Walls.
