What tradesman to fix leaking front of house

Anonymous user 01/03/2024 - 3.03 PM

Rainwater is leaking into my front ground floor lounge just above the top of the bay window of my Victorian terraced home. I think it might be coming through a gap between the ledge above the window and the bricks but I’m not sure. What tradesman should I call? Stone Mason, general builder, someone else?

Are you a tradesperson and able to answer this question?

I believe a window fitter may have a better idea iff there is a gap between frame and brick they may just be able reseal it , hope this helps

there are many companies that specialise in domestic maintenance. rather than have a window fitter come out and the problem have nothing to do with the widow id have a multitrade come have a look. could it be possible that water could be entering from anywhere else and travelling through the wall cavity and making it through the frame?

A general builder should do, it may be coming through your brickwork so should do no problem.

Look for a multi tradesman who has knowledge of window fitting and general brickwork. It could be a simple fix with a sealant or some mortar has come out which will need re pointing. Also if its a bay window it may also be a leak in the bay window roof itself.. is it a flat roof?

As its a Victorian property then I'd recommend a stonemason. You want to ensure whoever does it uses the right material that will work with your property. Not cement or plastic-based otherwise you'll end up with damp issues and a secondary issue further down the line.
